Development:

Located on the left bank of the Júcar (Xuquer) River, near its mouth into the sea, the new marina and fishing port is part of the real estate development known as the Manhattan of Cullera.

This ambitious project includes a large marina and fishing port, the restoration of the Riverside Promenade, over one hectare of cultural and sports facilities, and a cluster of five major hotels and commercial spaces surrounding the port. At its core lies the creation of 1,170 subsidized housing units (VPP), which form the heart of the urbanization proposal for the Vega Port Sector. The remaining residential units will be developed in 25-story towers—an efficient typology designed to avoid visual obstruction—featuring generous green areas and public amenities.

The marina expansion, which extends the current Cullera port, has minimal environmental impact as it is built entirely on land within the Vega-Port sector, occupying 17.37 hectares of the total 60 hectares, without encroaching into the sea. This expansion addresses a critical need in the Valencian Community, where the gap between demand and supply exceeds 10,000 moorings. With this development, Cullera will evolve from being the smallest official port in the region—with just 100 moorings—to offering between 756 moorings for boats ranging from 8 to 15 meters, or 584 moorings for vessels between 10 and 20 meters in length, as shown in the project video.

The port is expected to generate 30 direct jobs and 420 full-time equivalent (FTE) positions during its construction phase. The five 4- and 5-star hotels will create 711 direct jobs and at least 72 indirect ones, with construction generating approximately 1,418 FTE jobs. The 11,152 m² of commercial space in the sector will contribute 247 direct jobs and a minimum number of indirect positions.

The social value of building 1,170 subsidized housing units at this time is truly remarkable.
